Avaliações Patrimoniais

Avaliações Patrimoniais (Property Valuations) is Agrofficio Engenharia's market-value appraisal service for rural, urban and industrial property in Brazil. A market-value report is needed when a property is offered as bank collateral, insured, sold, divided in an estate or used to recover credit. Agrofficio appraises land and buildings, bare-land value, improvements, crops, machinery and equipment, livestock, mineral deposits, vessels, aircraft and other assets. It also prepares expropriation and easement studies, and physical asset inventories for accounting.

Reports follow the IBAPE standards and ABNT NBR 14653. In the standard edition, the rural property is inspected on site and the buildings, improvements, crops (pasture) and bare land are then valued. Agrofficio grounds its reports in geotechnology: it analyses environmental liabilities and assets, characterises the property's regional setting and classifies land use and occupation. Its published sample maps use Landsat 5 and Landsat 8 imagery to trace a farm's land-use history and to classify open and forested areas.

A fully remote edition for rural property replaces the site visit with current and historical satellite imagery and remote-sensing techniques. It validates the perimeter and access, maps current and past land use, checks for environmental liabilities, derives land-use capability classes from soil, slope and land-use maps, and locates the market comparables. Agrofficio says the remote edition costs less because there is no fieldwork.
