Análise da Capacidade Produtiva (Productive Capacity Analysis) is an agronomic report from Agrofficio Engenharia that assesses how well a rural property can produce different crops. It is meant for people buying, selling, leasing or dividing farmland in Brazil who need a technical picture of what the land can produce.
Agrofficio characterises the property through an on-site inspection that focuses above all on the soil and its capacity for agricultural production. The report adds detailed spatial information on climate, soil, access, regional potential, altitude, slope, hydrography, productivity history and the logistics of inputs and crop export, and reconstructs the history of land clearing on the property from satellite imagery. A sample map set the company publishes shows this kind of work for a farm in Mato Grosso: Landsat 8 regional imagery classified into open and forested areas, a clearing history built from Landsat scenes between 1975 and 2013, and altitude, slope, hydrography, soil, climatic-aptitude and transport-route maps.
Stated uses are technical due diligence before buying land, making a rural property easier to sell, estate inventory and division, agricultural lease contracts, estimating the farm's cultivable area and characterising forest to guide land clearing. An extended version, the Livro da Fazenda, adds environmental and land-title analysis and a market valuation in a single document. Agrofficio is based in Piracicaba (São Paulo state), serves the whole of Brazil and says it has used satellite-image geoprocessing and remote sensing as the basis of its reports for 18 years.
