Aino is an AI-native spatial analysis platform for the built environment, built for urban planners, architects, real estate developers and public-sector teams rather than GIS specialists. It addresses the days of manual work needed to find, clean and combine location data that is scattered across municipal portals and separate data vendors before a site can be assessed.
A user describes an analysis in plain language; Aino retrieves the relevant data, runs the spatial analysis (buffers, travel-time isochrones, density, overlay and parcel screening) and returns a mapped, ranked result in which every layer carries its data source. Its data library combines licensed sources (Google Maps, Regrid parcels, RentCast) with open and third-party data such as OpenStreetMap, Overture Maps, US Census, Kontur population grids and HERE traffic. Space-derived inputs are Microsoft Building Footprints, which Aino describes as largely extracted with AI from satellite imagery and uses for built-form and density analysis where official building data is missing, and, according to the provider, ESA Copernicus land cover; a global digital terrain model (Zenodo EDTM) supplies slope and site constraints. Site selection works at parcel level across the US and at heatmap level globally.
Results are exported as PDF, PNG, SVG, CSV, DXF or GeoJSON for CAD and GIS tools, or shared as interactive links. Users can upload their own files, connect a PostgreSQL/PostGIS database and use a QGIS plugin. Pro and Teams plans are sold by subscription at published prices; the Enterprise plan adds on-premise deployment, data residency, SSO, MCP access and an API.

Aino
Aino is an AI spatial analysis platform for the built environment, used by urban planners, architects, real estate development teams and public-sector teams for site analysis, site selection and feasibility studies. Users describe what they need in plain language and Aino gathers data from more than ten connected sources, such as zoning, parcels, demographics, mobility, buildings, terrain and climate, runs the analysis and returns source-tracked maps and reports. It is a web workspace sold by monthly subscription, with exports to CAD and GIS formats and a QGIS plugin.
