Adapt is a web application from Climate X that estimates what it would cost to adapt a building to physical climate risk and what return that spending would bring. It is aimed at real estate investors, lenders, asset managers and insurers who would otherwise commission consultants or on-site assessments during acquisition and due diligence, which Climate X says can take weeks to mobilise.
The user uploads an asset and Adapt runs a physical risk assessment using the hazard and loss models of Spectra, Climate X's risk platform, on which it also runs. The hazard library covers 11 physical risks, including flooding, subsidence, landslide, wildfire, storms, extreme heat and drought, under RCP and SSP scenarios from 2020 to 2100. Climate X states that its loss modelling uses a mix of remote sensing, publicly available databases and machine learning, and that remote sensing is used to assess building characteristics. Up to 44 pre-populated building parameters can be overridden. Adapt then identifies suitable measures from a set of 21 and gives implementation cost, loss savings and one-year and ten-year return on investment for each, with risk scores and building losses before and after adaptation, downloadable as a .csv report.
Climate X says the approach is based on ISO 14090/14091, UNFCCC and EU Taxonomy guidance, that most cost estimates use UK prices, and that coverage is Europe, North America and APAC. In October 2025 it announced that Fathom's Global Flood model would be embedded in Spectra and Adapt from early 2026. Climate X names Standard Chartered, CBRE and Virgin Money as users of Spectra together with Adapt.
